Paces Preservation Partners and Gainesville Housing Authority break ground on 100-unit affordable senior community

Public-private partnership will deliver a 100-apartment affordable community for seniors

GAINESVILLE, GA, UNITED STATES, August 20, 2026 /EINPresswire.com/ — Paces Preservation Partners, in partnership with the City of Gainesville Housing Authority, hosted a groundbreaking ceremony for Lakeside at Harrison Village on Wednesday, August 19, 2026. The event celebrated the start of construction on the 100-unit, 55+ apartment community.

The groundbreaking showcased the public-private collaboration between state and local government agencies, nonprofits and private businesses. Financing is being provided by tax-exempt bonds allocated by the Georgia Department of Community Affairs and issued by the City of Gainesville Housing Authority. Additional financing partners include BWE, JPMorgan Chase, and U.S. Bank.

Paces Preservation Partners is a strategic partnership between the nonprofit Paces Foundation and Soho Housing Partners. The partnership works with local housing authorities to redevelop public housing.

“Modern affordable housing for seniors is a pressing need in the rapidly growing Gainesville metro area and we’re excited that Lakeside at Harrison Village is officially underway,” said Beth Brown, executive director of the Gainesville Housing Authority. “Thanks to our partners, we will soon be able to provide a modern, affordable community with many amenities to more seniors who have lower incomes.”

Located on Harrison Drive, the four-story development will feature indoor spaces designed for connection and engagement along with outdoor areas to support an active, enjoyable lifestyle. The mix of thoughtfully designed one- and two-bedroom apartment homes has been created specifically for adults 55+ who have incomes at or below 80% of the Area Median Income (AMI). For 65 of the apartments, residents will pay approximately 30% of their adjusted income toward rent and utilities. Remaining units will have rents based on federal Housing and Urban Development (HUD) income limits, with anticipated monthly outlays ranging from $1,000 to $1,500.
